The intake record
A seller may provide a property address, county, property type, condition, timeline, name, and at least one contact method. Submitting the form saves one internal review record. It is not an offer, contract, appraisal, closing guarantee, or blanket permission for automated marketing.
Property and evidence matching
The system attempts to match property-specific official information to the submitted address or parcel. Evidence is evaluated for source, completeness, recency, and match confidence. Houses and vacant land remain separate analysis lanes.
Listings are not represented as closed sales. Unknown title, lien, ownership, or property facts do not receive a favorable assumption merely because data is missing.
Human and authorization boundaries
A person must review the next step. Communications, pricing, offers, disclosures, contracts, and execution are separate events with their own requirements. Research speed does not eliminate seller choice or legal review.
What to request from any buyer
- The complete written offer and every addendum.
- A plain explanation of price assumptions and deductions.
- Proof of funds or financing appropriate to the transaction.
- The identity of the purchasing party and any assignment rights.
- Closing-cost allocation, inspection rights, cancellation rights, and target dates.
- Independent legal, tax, title, or real-estate advice when appropriate.
